Getting Started

Go to mylandlordly.com and click "Start Free Trial." Enter your name, email, and password — no credit card required. You'll be up and running in under two minutes with a free 30-day trial.

Open mylandlordly.com in Safari on your iPhone. Tap the Share button (the box with an arrow pointing up) at the bottom of the screen. Scroll down and tap "Add to Home Screen." Give it a name and tap "Add." The app will appear on your home screen just like a native app.

Open mylandlordly.com in Chrome on your Android device. Tap the three-dot menu in the top right corner. Tap "Add to Home screen." Confirm the name and tap "Add." The app will appear on your home screen.

Not yet — manual property entry is required for now. Adding a property takes about one minute. We're building a CSV import tool and will notify you when it's available. In the meantime, most landlords find it faster than expected to add their properties one by one.
Properties & Tenants

Go to any property, click the "Invite" button in the top right corner of the property page, enter your tenant's email address, and click Send. They'll receive an email with a link to create their account. Once they sign up they'll have immediate access to their property portal.

Tenants can see their lease dates, monthly rent, pet policy, any documents you've shared with them (like their lease agreement or move-in inspection), maintenance requests they've submitted, and announcements you've posted to their property. Tenants cannot see financial details, other properties, or anything you haven't explicitly shared with them.

For properties owned by partners, spouses, family members, or a small LLC, you can invite the other owner as a co-owner. Co-owners get their own login and can view all property details, lease and tenant information, documents, and maintenance requests. They can also submit new maintenance requests. The primary account holder (the one who registered the portfolio) retains full management rights — editing property details, inviting tenants and property managers, uploading documents, and managing vendors. Co-owners can be invited from the Invite option on any property page.

Yes — there are no geographic restrictions. Add properties anywhere in the United States. Each property stores its own address, lease, tenant info, and maintenance history independently.

Set the occupant type to "Vacant" when adding or editing a property. Vacant properties still appear in your portfolio dashboard and can have maintenance requests, documents, and vendors associated with them.

mylandlordly is designed for traditional long-term rentals — typically month-to-month or annual leases. It does not integrate with booking platforms like Airbnb or VRBO and does not support nightly pricing, booking calendars, or channel management. If you own a short-term rental property, you can still use mylandlordly to track maintenance, store documents, and manage vendors for that property — just set the occupant type to "Vacant" between guests and leave the lease fields blank.
Property Managers

An owner account is for people who own rental properties. A PM account is for people who manage properties on behalf of others. When you sign up you choose which type you are. Owners pay for their portfolio and invite PMs as collaborators. PM subscribers manage their own book of business and invite owner-clients to view their properties. If you're both an owner and a PM, select "Both" at signup.

No — a property manager only sees the specific properties they've been assigned to. If an owner has four properties across four states with four different property managers, each PM only sees their assigned property. No PM can see another PM's properties or any unassigned properties.

Yes. As an invited PM you'll see a portfolio switcher when you log in, letting you switch between each owner's portfolio. As a PM subscriber you get a unified dashboard showing all your managed properties in one view.

Our Pro plan covers up to 50 units. If you manage more than 50 properties contact us at [email protected] — we'll work out a custom arrangement. Larger portfolio support is on our roadmap.
Maintenance

Tenants log into their property portal and click "Submit Request." They enter a title, description, priority level, and can attach a photo. The request immediately appears in the owner's and property manager's dashboard.

Yes — every request has a full status history from open through resolved. You can update the status, assign the request to a vendor, add internal notes, and see a complete activity timeline of every change made.

Yes — tenants can see the current status of any request they submitted and read any notes you've made visible to them. Internal board/PM notes are not visible to tenants.
Vendors

Not yet — mylandlordly currently lets you build your own vendor directory with your preferred contractors. A vendor marketplace with ratings and reviews is on our roadmap. In the meantime you can store contact info, categories, and notes for all your trusted vendors.
Communities & HOA

mylandlordly is built for rental property management — individual landlords, investors, and property managers. HOA and community association management (board governance, shared amenities, assessments) is a separate product we're building at mylittlehoa.com. If you manage both rental properties and an HOA, you'll eventually be able to use both products together.
Billing & Subscriptions

Every new account gets a full 30 days free — no credit card required. You get access to all features during your trial. On day 25 we'll send you a reminder. If you don't subscribe by day 30 your account goes read-only for 7 days, then your data is deleted. You can subscribe at any point during or after the trial to keep your account active.

Your account goes read-only — you can still log in and view everything but you can't make changes. You have 7 days to subscribe before your data is permanently deleted. We send reminder emails at day 25, day 28, day 30, and day 37.

Yes — no contracts, no cancellation fees. Cancel from your account settings anytime. Your account stays active until the end of your current billing period, then goes read-only for 7 days before data deletion.

If your property manager's mylandlordly account expires, you'll receive an email notification immediately. You'll have 7 days to subscribe to your own account and retain all your property data. Your lease history, maintenance records, and documents will transfer to your new account. We'll walk you through the process.

Yes — if you have your own owner subscription, your data always belongs to you regardless of which property manager you use. Simply remove the old PM's access and invite your new PM. If your data is in a PM's account, subscribe to your own account before making the switch to ensure a clean transfer.

Many property management software products charge per unit per month — $1–3 per unit on top of a base fee. We don't do that. You pay a flat monthly rate based on your tier regardless of how many units you have within that tier. 5 units or 1 unit on the Solo plan — same $19/month.
Taxes & Accounting

For individual rental owners, the subscription is generally treated as a rental operating expense, often categorized as property management software, document management software, maintenance management software, or another Schedule E "Other expense." It is not accounting software and does not process payments or manage rent ledgers. Owners should confirm classification with their tax preparer.
Data & Security

Yes. Your data is stored on encrypted servers, transmitted over HTTPS, and never sold to third parties. Passwords are hashed using industry-standard bcrypt encryption. Each user's data is strictly isolated — no user can access another user's data.

You do. We never sell, share, or use your property data for any purpose other than providing the service. If you cancel, you can request a data export before deletion. Your data is yours.

Only for purposes of providing and improving the service, and only by authorized personnel. We do not read your lease agreements, tenant information, or financial data for any commercial purpose.
